The company

A building company that still lays its own bricks

Viktor Knop founded his business in 2008 on his own, with a trowel, a string line and one clear standard: structural shells that even the structural engineer signs off with a smile. Today the master mason and concrete builder runs Knop Bauunternehmen GmbH with a seasoned team of trained professionals.

Private clients, developers and architects count on one thing here: no chains of subcontractors, just people who learned their trade from the ground up. Many of them trained with us. One of them earned his own master craftsman diploma in 2022.

Why KNOP

How to spot a good shell builder

Months pass between the quote and the handover. These four things decide whether they pass calmly.

A master, not a middleman

No general contractor passing your project down the line: here the owner plans, prices and inspects the work himself. Short lines, quick decisions, straight answers.

A fixed price with substance

Our quote is built from your drawings and measured quantities, not from gut feeling. What is written stands. Extras only happen if you change something.

Deadlines that hold

Our own cranes, our own fleet, our own crew: we never wait on third parties, and you never wait on us. The handover date for your carpenter and roofer stays put.

A clean handover

Square corners, true lines, exact dimensions: we hand over a shell that every following trade can build on without rework. That saves you money you never see, but definitely feel.

Services

Everything a structural shell needs. From one team.

Eight areas of work, one person responsible: from excavation to the last ceiling slab, we coordinate every step ourselves.

How it works

From your call to the finished shell in six clear steps

You do not need to be a construction expert. You just need one who is.

Request a quote
  1. First conversation and site visit

You call or write to us. We talk through your project, look at the drawings and walk the plot with you. Free of charge and without obligation.

  2. Fixed quote from measured plans

You receive a detailed quote with clear line items. No lump sums without a basis, no hidden positions.

  3. Scheduling

We set the construction sequence with you and your architect and coordinate the handover points with the trades that follow.

  4. Earthworks and foundation

Excavation, drainage, floor slab or basement: the foundation takes shape, inspected and documented.

  5. Masonry and concrete

Walls, ceilings, stairs and lintels rise storey by storey. The master craftsman checks every stage.

  6. Approval and handover

A joint walkthrough, a check of all dimensions, handover to the carpenter and roofer. Your shell stands, and so does the schedule.

Who we build for

Three kinds of client, one standard

Private clients

Your family home is not one project among many to us, it is your biggest one. We explain every step in plain language, no construction jargon needed, and keep you updated every week.

Developers

Dependable sequencing, dates that hold, clean documentation: we deliver structural shells that never rattle your calculation. Even with several units running in parallel.

Architects and planners

You get a firm that reads drawings properly and takes details seriously. Structural engineering, recesses, tolerances: built as drawn, documented as required.

  6. After that

    Handover

Final inspection with you and your architect, handover to the following trades.

Guide values from practice. Your binding schedule comes with the quote.

Equipment

Our own machinery, not rentals on call

Waiting on someone else's crane costs weeks. Our equipment is on site exactly when the schedule needs it.

Tower cranes

Our own cranes for lifting, formwork and precast elements, scheduled by our own team.

Vehicle fleet

Vans and site vehicles for material, equipment and crew, ready to roll every morning.

Formwork systems

Modern system formwork for walls and ceilings, supplemented by custom formwork we build ourselves.

Compaction and excavation

Machinery for earthworks, backfilling and compaction, matched to the size of your plot.

Reinforcing steel

Materials

We build with what lasts

We work with branded building materials from regional suppliers and choose the block for the job, not for the discount list.

  • Calcium silicate brick

High load capacity and good sound insulation, the first choice for interior walls and taller buildings.

  • Poroton and aerated concrete

Thermally insulating masonry for exterior walls that meet today's energy standards without thick insulation packages.

  • Ready mixed concrete

Concrete from a regional plant with monitored quality, placed and compacted to the applicable standards.

  • Reinforcing steel

Reinforcement exactly to the structural plan, checked before every pour.

FAQ

Common questions about shell construction

What does a structural shell cost in Kreis Heinsberg?

That depends on size, basement, number of storeys and construction method. As a rule of thumb, the shell usually accounts for about a third of the total build cost. Once we have reviewed your drawings, you receive a free fixed quote with clear line items, and then you know exactly.

How long does the shell of a detached house take?

In normal weather and without a basement, allow roughly three to four months from excavation to handover. With a basement, correspondingly longer. Your binding schedule comes with the quote.

Do you also build basements?

Yes. Earthworks, excavation pit, waterproofing and basement masonry or a concrete basement are part of our core business. We will also advise you on whether a basement makes sense on your plot.

Do you take on extensions and conversions of existing buildings?

Yes. Extensions, additional storeys, wall openings and renovations are a regular part of our work. Experience counts double in existing buildings, because no two old houses are alike.

Will you work with my architect?

Of course. We build to your architect's drawings and coordinate structural details and dates directly with them. On request we can also recommend planners from our network.

Is there a fixed price?

Yes. Our quote is based on drawings and measured quantities and stands exactly as written. Additional costs arise only if you change something later or the ground holds surprises, and then we talk about it before anything happens.

Are you really a master craftsman business?

Yes. Knop Bauunternehmen GmbH is led by master mason and concrete builder Viktor Knop and registered with the Düsseldorf Chamber of Crafts. We also train masons and reinforced concrete builders ourselves.

How quickly will I get a quote?

After the site visit and a review of your documents, you usually receive our quote within two weeks. For straightforward projects, often faster.

Shell construction in Heinsberg and the surrounding area: what matters

Anyone building in Kreis Heinsberg knows the mix of historic village centres and new housing estates on the edge of town. A shell construction company has to master both: the freely planned floor slab in a new development and the tricky extension to a house from the fifties. That is exactly the range we work in every day, as masons and concrete builders with a master craftsman diploma.

Whether a new build in Heinsberg, an extension in Erkelenz or a renovation in Hückelhoven: what counts is a shell that is handed over to the following trades true to dimension, dry and on schedule. We stand for that with our own equipment, our own crew and leadership that comes from the trade itself.
